Beyond Just Buying a Home

Taza, a First Nations-led community, is being built to grow with its residents, giving them a voice in shaping their community.

Bordering Calgary’s southwest, on Tsuut’ina land, one of the region’s most ambitious new communities is taking shape, and the first homeowners have already arrived. 

Residential sales launched in May 2025, and roughly 30 households already call the new community of Taza home. 

At the intersection of Glenmore Trail and Tsuut’ina Trail, Taza Park offers vibrant community living with inner-city convenience, just minutes from downtown and framed by the Rocky Mountains. It’s a bold, 470-acre community and part of one of the largest First Nations-led developments in North America. Once complete, it will boast 6,500 homes alongside the walkable Retail Main Street, more than 50 acres of green space and a dynamic mix of shopping, dining and entertainment. 

Homeowners own everything on the land except the land itself; a proven leasehold model used in communities like Calgary’s University District, the Town of Banff and Redwood Meadows. Prepaid leases run to 2114, mortgages are available through recognized lenders and homes are backed by the Alberta New Home Warranty Program. Property taxes stay competitive with neighbouring municipalities and are used to support Taza.

A governance model designed to evolve

Taza is a 50-50 partnership between the Tsuut’ina Nation and Canderel, blending leading-edge urban planning and design with the traditional knowledge of the Nation. Caring for the shared community is the Taza Township, a not-for-profit governance organization which stewards Taza’s public spaces and infrastructure, from road and snow maintenance to utilities and property assessments. 

It’s led by executive director, Brenda Hewko, a CPA with more than 25 years of leadership across the public, private and non-profit sectors. She reports to a board of directors.

“A vibrant community is one that’s truly cared for,” says Hewko. “From the parks and pathways to snow-cleared roads, our work is what makes daily life here feel effortless.”

In these early years, the developer appoints the board to establish strong governance and guide the community’s foundation. But it is built to evolve. Directors serve four-year terms, and as Taza grows, governance gradually shifts to the people who live there. Once 1,000 homes are occupied, residents elect two of five directors, and once the public realm is complete, residents elect them all. This ensures residents have a meaningful voice within the governance structure. 

“We’re not just maintaining a community, we’re cultivating one. Everything we steward today lays the groundwork for residents to have a genuine stake in what Taza becomes,” says Hewko. 

The result is thoughtful development today, designed to give residents a genuine voice tomorrow. For buyers, it’s a rare kind of reassurance: a community designed from day one to grow with the people who call it home.
